Got the Keys to Embassy Lake Terraces? A Luxury Apartment Interior Design Guide

Embassy Lake Terraces interior design should start with your apartment format. A simplex, duplex or penthouse each needs a different plan. Then design around the lake view: control glare, protect privacy and face the main seating towards the water. Spend most on what you use every day: the kitchen, the master suite, lighting and hardware. Before any work starts, check the association's rules for interior work.
About Embassy Lake Terraces
Embassy Lake Terraces is a luxury residential project by Embassy Group in Hebbal, North Bangalore. Its towers were designed by Andy Fisher Workshop of Singapore. Listings describe 3BHK, 4BHK and 5BHK homes in simplex, duplex and penthouse formats, with large floor areas.
Listings describe 467 homes across 9 towers, with sizes from about 3,500 sq ft upwards; the upper figure varies by listing. A RERA number cited on several listings is PR/KN/170731/000602. Check unit details on the RERA page and with the developer.
Simplex, duplex or penthouse: planning differences for Hebbal's lake-view homes
Format | Planning priorities | Common pitfalls |
Simplex | Zoning guest, family and private areas on one floor; long corridors | Wasted corridor space; bedrooms too close to the living area |
Duplex | Staircase as a design feature; public spaces on one level, private on the other | Treating the two floors as separate homes with different styles |
Penthouse | Terraces, outdoor living, views on several sides | Terraces that are too hot or exposed to use |
A consistent palette across both floors keeps a duplex feeling like one home. Residence Opulence, an 8,000 sq ft luxury duplex we're designing in Jayanagar, follows this approach.
Designing for lake views
The lake is the main reason many people buy here, so plan the home around it:
Orientation: face the main seating and dining towards the water.
Glare: large glass towards water can bring strong reflected light. Use sheer curtains with blackout layers, or motorised blinds, and keep TVs and work areas away from the brightest glass.
Heat: west-facing glass gets afternoon sun. Discuss solar-control film or blinds with your designer.
Privacy: sheers let you keep the view during the day without being seen at night.
Low furniture: keep pieces near the windows low so they don't block the view.
Double-height living and staircases in duplexes
A double-height living room needs:
Lighting that can be reached for maintenance, or a pendant on a lowering system
Tall curtains, motorised if possible
Acoustic softening with rugs, upholstered pieces and fabric panels
A staircase designed as a feature, with lighting built into the steps or handrail
Kitchen: show kitchen, working kitchen and staff areas
Large luxury apartments often work best with a show kitchen open to the dining area and a closed working kitchen for daily cooking. Plan staff areas and a utility for laundry, and check ventilation for the working kitchen. Use water-resistant (BWP) plywood and good hardware throughout.
Master suite and walk-in wardrobes
Plan the walk-in wardrobe by what you own: hanging space, drawers, shoe and bag storage, a dressing table and good lighting. In the en-suite, separate wet and dry areas and plan generous vanity storage.
Luxury finishes and automation
Use a few strong materials consistently: natural stone in the living areas, veneer or lacquer on key joinery and quality hardware everywhere. For more on what separates real luxury from markup, see our guide to luxury interior designers in Bangalore.
Mid-range home automation panels from established brands typically cost around ₹1.5–4 lakh. Lighting scenes and motorised curtains are the features people use most, especially facing a lake.
Penthouse terraces
Penthouse terraces become usable outdoor rooms with shade (pergolas or awnings), weather-proof furniture, planters with proper waterproofing and drainage, and outdoor lighting. Check with the association what can be installed on terraces.

Society rules for interior work
Before work starts, check the association's rules on:
Working hours and noise
Lift use and moving materials
Debris disposal
Deposits or NOCs needed for interior work
What can change on balconies and terraces
Rules vary by society. In Whitefield's gated communities, for example, most allow work only on weekdays, roughly 9 AM to 5:30–6 PM, with narrow material-delivery windows. Society work permission can take 3–10 working days. Check your association's current rules before you set a move-in date.
Budget bands
Cohere has published luxury interior benchmarks for Bangalore:
Benchmark | Indicative range |
Luxury tiers | ₹25–50 lakh / ₹50 lakh–₹1 crore / ₹1 crore+ |
Per sq ft, mid-luxury | ₹2,000–3,500 |
Per sq ft, high-end | ₹5,000+ |
Luxury vs premium | Roughly 40–70% more for the same layout |
For a large luxury apartment, the per-sq-ft range is usually a better guide than a BHK-based price. For 3BHK and 4BHK premium budgets, see our 3BHK and 4BHK interior cost guide.
At the published mid-luxury rate of ₹2,000–3,500 per sq ft, a 4,000 sq ft apartment works out to roughly ₹80 lakh–₹1.4 crore. That's an estimate from the per-sq-ft range, not a quote.

FAQs
1.How should I plan a duplex differently from a simplex?
Put public spaces on one level and private spaces on the other, treat the staircase as a feature, and keep one material palette across both floors.
2.How do I reduce glare in a lake-facing living room?
Layer sheer and blackout curtains or use motorised blinds, keep TVs and desks away from the brightest glass, and ask about solar-control film for west-facing windows.
3.How much do luxury apartment interiors cost in Bangalore?
Cohere's published luxury tiers are ₹25–50 lakh, ₹50 lakh–₹1 crore and ₹1 crore+. Per square foot, mid-luxury is about ₹2,000–3,500 and high-end ₹5,000+.
4.Is home automation worth it in a luxury apartment?
Lighting scenes and motorised curtains are the most used features, especially with large windows facing a view. Plan the wiring during design.
5.What are the society rules for interior work?
Most associations set working hours, lift and material rules, debris disposal and sometimes deposits or NOCs. Check with yours before work starts.
6.How long do interiors take for a large luxury apartment?
Cohere's published guidance is 4–6 months for a large apartment or villa. Imported materials such as Italian marble, European hardware and custom furniture can carry 6–8 week lead times, so order them as soon as the design is approved.
7.What can I do with a penthouse terrace?
Add shade, weather-proof furniture, waterproofed planters and outdoor lighting. Check association rules before installing pergolas or structures.
